  • No. I’m not a general contractor or project manager. I stay involved as your designer and consultant, collaborating closely with your builder or contractor to keep everything aligned with the design intent for bespoke services. I support you throughout the process with expert input, clear documentation, and timely coordination.

  • Absolutely. Although I have preferred contractors to execute my designs all of my service packages are compatible with the contractor of your choice. I’ll work alongside them to provide design clarity, documentation, and ongoing support.

  • For renovation projects, I recommend LCF Renovations. We've partnered for over three years on all of my renovation projects, and they consistently deliver high-quality craftsmanship, clear communication, and a collaborative approach that aligns with the way I run my projects.

    For new builds, I collaborate with a variety of custom home builders, each suited to different design styles, build timelines, and investment levels. After our Discovery Consultation, I’ll help connect you with the best fit based on your project goals.

  • If you choose one of my preferred contractors, construction is billed through a cost-plus direct billing model. Instead of paying a large deposit or following standard draw schedules, you pay for services as they happen, whether that’s design work, trade labor, or vendor-supplied materials.

    • You’ll receive detailed invoices showing actual costs for trades, labor, and materials

    • A transparent markup is applied to cover builder overhead and project management

    • Invoices are issued as work is completed

    • Payments go directly to the contractor, keeping design and construction financially separate

    • You maintain full visibility and control over where your investment is going

    We’ll review standard vendor and trade payment terms during your Discovery Consultation, so you know what to expect and when at every stage of your project.

    If you choose to bring your own contractor or self-manage the build, you’ll take on responsibility for all construction payments, trade coordination, budgeting, and contract management directly.

    • During our design phase, I’ll provide you with a rough estimate of how long permitting may take based on your municipality, scope, and project type.

    • I’ll also share a general construction duration estimate based on the size and complexity of your project.

    • These are early estimates, not fixed dates, and may be refined as more information becomes available.

    • Your builder or contractor will ultimately manage the construction timeline, but I remain available for key support milestones if you selected the bespoke package.

  • A - All payments must be made to Berube Blueprint Inc.  


    B - Accepted: e-transfer (elissa@berubeblueprint.ca), wire transfer (required for invoices over $25,000), cash, or cheque.


    C - Invoices are due upon receipt. Failure to make the full payment immediately will result in financial penalties, with an interest rate of 35% per annum applied to any unpaid balance until it is fully settled.

  • BESPOKE & commercial
    A. First payment: 60% of the total proposal fee is due upon signing the proposal contract
    B. Second payment: 20% of the total proposal fee is due following the final design presentation and prior to the release of all finalized drawings and documentation
    C. Final payment: The remaining 20% of the total proposal fee is due following the final walkthrough

    DIY PRO
    A. First payment: 80% of the total proposal fee is due upon signing the proposal contract
    B. Final payment: The remaining 20% of the total proposal fee is due following the final design meeting and prior to the release of all finalized drawings and documentation


    BRANDING & DIGITAL
    A. First payment: 80% of the total proposal fee is due upon signing the proposal contract
    B. Final payment: The remaining 20% of the total proposal fee is due following the final design meeting and prior to the release of all final files or website launch

    BUILD SITE VISITATION
    A. First payment: 80% of the total proposal fee is due to book the first meeting
    B. Final payment: The remaining 20% of the total proposal fee is due following the final walkthrough

    DIRECT BILLING PLUS COORDINATION & ADMIN FEE

    Based on actual invoiced costs from sub-consultants plus a [NUMBER]% coordination and administration fee. Final total will vary based on scope and timing of consultant work. 
    A. Services provided by architectural, structural, or other external consultants will be billed through Berube Blueprint Inc. as direct costs, and invoiced to the Client as received.
    B. All invoices are due upon receipt. Work may pause if payment is not made promptly.
    C. A general schedule of anticipated invoicing is provided below as a guideline only. Actual timing may vary depending on project progress and consultant workflows:

    D. Exact deliverables, scope, and timing of third-party consultants are managed independently, and Berube Blueprint Inc. is not responsible for delays or changes to consultant timelines or fees.
    E. The Client understands that Berube Blueprint Inc. will not cover consultant costs on the Client’s behalf. Invoices must be paid in full upon receipt to prevent disruption to design or permitting timelines.

  • Once your fee proposal is ready, I’ll send it along with a service agreement for you to review and sign. This agreement outlines the scope, terms, and expectations for your project.

    As soon as it’s signed, your first invoice will be issued and is due upon receipt. This payment confirms your place in the schedule and officially kicks off your project.
